Commercial Real Estate Law

Commercial Real Estate is an area that solely focuses on business property, including buildings, land, fixtures; immovable property. This also includes any non- residential property being used for commercial profit or potential to bring income. Commercial Real Estate can also be leased or bought for the use of the business. The properties that are included are categorized in different classes; such as Class A, Class B, and Class C.  Class A, are the newer buildings that are professionally managed. Class B, are usually targeted toward investors; the sole fact is for renovation within the build, which creates a high return for the investors. Class C, are out-of-date buildings; usually lower rent and more vacant location but are targeted for redevelopers.

Over the last 15 years, Melanie Emery has represented numerous clients with Commercial Real Estate transactions in the States of South Carolina, Maryland, New York and The District of Columbia.  She works hard at minimizing the stress on the Buyer and/or the Seller to make the process as simple as possible and to get the best deal on behalf of her client.  She works hard in negotiating disagreements and contracts to ensure the biggest benefits for her clients.
